Good news for mountain real estate. August numbers are consistent with most of the year monthly numbers with eleven sales for the month. From Government Camp to Brightwood, the numbers are good. Here's what sold for the month of August. Three forest service cabins closed this month, a record number for the year.

This Friday is the long awaited grand opening of the new Sandy High School. I took a tour of the new facility a couple of weeks ago and all I can say is this is the best thing to happen in our community in a long time. The thought and design features of the school are amazing. Public tours are offered this Friday afternoon starting at 3:30 pm. along with the opening dedication at 6:00. Governor John Kitzhaber will be at the dedication! If you can't make it to the tour, check out the new state of the art high school here!

Looking for a great full time or recreational second home on Mt. Hood? The current inventory around the Resort at the Mountain is exceptional in choices. Some sit off the golf course and some have fairway views. A twenty seven hole golf course gives many opportunities for ownership. Amenities include park areas, Salmon River access, swimming pool and tennis courts. All properties are on sewer and water. Here are todays current choices:

The Portland metro price trends impact the majority of our second home market for many reasons. Primary home equities are a main source of down payments for second homes in our area. As this chart shows, the metro area has lost a lot of that buying power and this has caused pricing pressures on the mountain inventory.

Locals and Mt. Hood visitors, get ready for Friday and the huge invasion of Hood to Coast runners (thousands) and vans as they head up to Timberline Lodge in Government Camp, the official start of the 31st, Mother of All Relay Races, Hood to Coast Relay. This is the biggest relay race in the world with people coming from all over the country and the world to participate. From Government Camp the runners meander through Rhododendron, Welches and Brightwood.

July 2012 was keeping pace with the rest of this year with twelve closed sales for the month. Number of sales are still high and rolling through this inventory at a good clip. Once this large amount of inventory is gone pricing will finally stabilize and appreciation may some day return to the mountain! Four of the sales were distressed meaning foreclosure or short sale. Nationally distressed sales are down to about 25% of inventory.
