March Mt. Hood Real Estate Sales Are Up!
RMLS has just released sales for March of 2016 showing sales surged for the Mt. Hood area. Many buyers are moving to the area plus vacation home purchasers are on the increase as minimal inventory is creating multiple offers on many properties.

Compared to 2015 sales are up nearly 82% for March showing buyers are taking advantage of an improving Oregon economy and still low interest rates! Sixteen sales closed showing a strong first quarter finish. Compared to 2015 the first three months pending sales are up 63%. It's taking just over three months for marketing time as an average over all pricing points.
Although we are not at the PDX frenzy point yet, many buyers need to be ready to jump right in if they see the property they want because they can go quickly.
Jr. Acre with Small Home in Gated Community
Hit the brakes, here's a great location in the Mt. Hood Cascades with a jr. acre of land that's level and usable. Located in Arrah Wanna Estates on a private gated road, this home is "like new" and in great condition. It's a starter home or vacation getaway. Three bedrooms and two baths with skylights and lots of windows for natural light. Tall ceilings in the living room with a slider to the big deck on the back for entertaining. An outbuilding can either be a shop or convert back as a garage.
Only a couple minutes from the Resort at the Mountain in Welches for 27 holes of golf, or 20 minutes to the slopes of Mt. Hood for premium skiing. It's a quick drive to Portland which is only an hour away. Asking $265,000
Mt. Hood "Hidaway Inn" 1935 Cabin New on the Market
This charming cabin built in 1935 was called the Hidaway Inn by the original owners. Hand built about 80 years ago the cabin has wood floors, log beams in the living room a bedroom on the main level and a sleeping loft upstairs. The fireplace was made from stones brought down from Mt. Hood. Skylights bring lots of light into the main living area. The bathroom has been remodeled and has a washer and dryer too. A huge garage and shop are also on the property which is nearly a half acre. The current owner's son, a stone mason built the patio off the back with stone benches and circular bricks. The seller has a nice garden in the back yard.
This would make a great home for a couple or a vacation home close to all Mt. Hood activities. It's not that far from the Salmon River and a quick drive up the mountain for skiing.
$247,500

February 2016 Sales on Mt. Hood
February saw eight closed sales for 2016. Two mobile homes at Mt. Hood RV Village, two Government Camp condos at Collins Lake and one Shadow Hawk Condo in Welches rounded out the month. Twenty six sales are pending so I suspect the numbers to increase substantially for March and April. Spring is in the air and sellers are tidying up their properties to bring to market. All indicators are pointing to a busy year for the Mt. Hood market.

February Market Stats from RMLS o the Mt. Hood Area
Here are the numbers for February 2016 sales and listings recently released from RMLS. Inventory increased by 23 properties for the month and pending sales were up a whopping 77.8% compared to the same time in 2015. This shows buyers are out early this year with minimal properties available and increased demand. The market time is reduced for this past month down to 73 days. Since the start of the year pending sales are up 45% from last year. Homes under $250,000 are seeing bidding wars.
One challenge for today's conventional home sales are getting appraisers to come to our area. Since we are not a cookie cutter community of homes many appraisers find the mountain more work, charge higher fees, and some turn down the jobs completely delaying the process. Getting to the thick of spring and summer hopefully will not delay our closings because of this but it potentially could.
