Government Camp Real Estate-A Buyer's Market

The Government Camp real estate market is a total buyer's market. Here are statistics from First American Title for the past week's round up. Extended marketing times of over 400 days for most price ranges indicate a need for movement downward to sell. The most plentiful of choices come at Collin's Lake where condos are offered in the low $200,000 range. Although many of these offerings are bank foreclosures-most are located along Hwy 26 with a level of noise many buyers are not willing to accept. Difficulty in securing financing on Condo units should continue to crowd this market with additional inventory causing prices to dip further.

Collins Lake Condo Foreclosures Dominate Condo Market

Collins Lake foreclosures are dominating the market in Government Camp. Here is a recent new listing that just became available today.

Another foreclosure unit went pending today, listed at $240,000

The last two sales closing in Collins Lake were also foreclosures. Once closing at $207,000 and another at $234,000.

Collins Lake-Government Camp Sales

It's been a dry spell for Collins Lake sales in Government Camp since January. Although the market is quite saturated with inventory, finally two units have closed in November. Both were cash sales but the prices a bit surprising.

Collins Lake Condo Sales

Both of these units were foreclosures. The one selling for $234,000 was originally sold in November of 2005 for $439,000.

Financing is difficult for units, that is, if you can find it these days. Conventional lenders are placing these units under the "condotel" umbrella.

Condo hotels are typically high-rise buildings developed and operated as luxury hotels, usually in major cities and resorts.[1] These hotels have condominium units which allow someone to own a full-service vacation home. When they aren’t using this home, they can leverage the marketing and management done by the hotel chain to rent and manage the condo unit as it would any other hotel room.

So it goes with Collins Lake. This might be a hard pill to swallow for unit owners but until financing loosens up, this will be the hand dealt.

Mt. Hood Land Swap

U.S. Forest Service planners of the Mt. Hood/Government Camp land swap  have just held a public meeting in Portland on Tuesday to present the exchange plan and to take comments by the public. This swap of 769 acres of land owned by Mt. Hood Meadows Oregon LLC and  includes the Cooper Spur Ski area and lodge would be traded for around 120 acres of National Forest land on the South side of Mt. Hood.

Proponents of the swap include the  Hood River Valley Residents Committee who want to protect the Crystal Springs watershed that services around 25% of the Hood River Valley drinking water. Details of the discussion can be found here

Government Camp Alpenglade Lot Sells in July 2010

One of the very few remaining Alpenglade lots in Government Camp closed in July, 2010 for $230,000 cash. Lot sales have been few and far between with the slowing down of the real estate market. I am pleased to report that I was the marketing agent for this property.

 

Timberline Mountain Music Series is Cancelled

Music lovers on the mountain are disappointed to hear the news that the Timberline Mountain Music Series of free concerts has been cancelled this season.

Guess what! The forest service has received 4.25 million dollars of stimulus money. Some of this money will be used to work on the infrastructure of Timberline Lodge. Some of this work will be done this summer at Timberline therefore halting the concert series due to construction.
