Soaring Mt. Hood Sales For Summer 2013

The glorious summer and massive influx of visitors brought higher sales this July for the Mt. Hood area. Sixteen sales for Brightwood to Government Camp were posted in the multiple listing service.

Here's a break down of what sold this past month and the actual sales are listed below.

Condo sales took off, but mostly in Government Camp with four units selling, one Shadow Hawk unit closed in Welches.

Two Timberline Rim homes closed!

Two Mt Hood National Forest cabins were sold. Current inventory is large for cabins right now.

Two golf course homes were purchased with one at the Resort at the Mountain and the other on Fairway Avenue with an acre of land and killer view.

Five waterfront properties closed this month.

Coming August 17th and 18th will be the Barlow Road Ride: a bike ride over the century old historic Barlow Trail. This two day event will cover 100 miles of the Barlow Trail starting in Oregon City and ending in Government Camp! This is the perfect training ride for Cycle Oregon Riders. At the end of the line there will be a festival in Government Camp from 3:00 to 8:00 with music, beer garden, spaghetti feed and more! Mountain Closings Down for June 2013!

It came as a complete surprise when June 2013 sales info came out this week. Only five properties went to closing for the month according to RMLS statistics. July numbers will certainly make up for the slow down with 25 sales currently pending. The jump in interest rates slowed applications for mortgages according to lenders but I wouldn't exactly say that is reflected in our current pending sales information. We expect the surge in inventory to keep prices very affordable as many second home sellers have been waiting for an improving market.

Government Camp: Little Log Cabin New on Market

It's an often sought price range for Government Camp and this little log cabin is a gem that sits off of Camp Creek Trail and boarders the Mt. Hood National Forest. Originally built in the 1930's it is a short distance from downtown Govy yet a nice location to getaway from the buzz of downtown. Family owned for a log time too. Government Camp Fire Station New in 2014

Government Camp is slated for a new fire station in 2014 according to Dave Queener Senior Project Manager at Clackamas County. This will help lower rates and make emergency fires receive a quicker response time.  Construction could begin as early as spring next year. Chief Mik Eby of the Hoodland Fire District is hoping it would be operational by fall 2014. The land will be leased from the USFS for 99 years at a cost of $1.00

Spring Skiing Passes at Low Prices on Mt. Hood!

Today it's snowing all the way down the hill in Welches and the skiers are heading up to catch recent snow and there's plenty of it. Spring break is often the best skiing for the whole year and the most affordable time of the year to ski. Check out these prices if you aren't heading for Cabo this break. Eight Sales for Mt. Hood Real Estate in February 2013

It's good news for sales on Mt. Hood with eight sales closing in the month of February and they are all over the board from full time residential to Government Camp vacation homes and leased land cabins. Buyers are flocking to Mt. Hood to pick up that perfect getaway and future retirement home! This bodes well for a huge buying and selling season for 2013. Buyers and sellers need to get going before rates begin to creep up towards the end of the year.

Highway 26 ODOT Study for Rhododendron to Highway 35

ODOT, Oregon Department of Transportation, is having an open house and looking for input on hiway improvement from Rhododendron to Hwy 35. This is to improve safety along this stretch of highway. An open house will be held at the Resort at the Mountain in Welches March 14th. Details are below. A download of the hwy project study can be found here. Two of the areas for study are Map Curve and Mirror Lake curve.

Ski Bowl's Saturday Night Lights!

If you're on the mountain this holiday weekend you might enjoy the fireworks at 8:00 PM tonight at Ski Bowl in Government Camp. Ski Bowl Lights up the night sky! They may be seen from the base at Ski Bowl West, the Beer Stube and the mid way warming hut!

Fireworks are free. Hot cocoa not included.

The Government Camp Property Owners  Association and CPO will be having their annual meeting this February 8 at 7 pm. at the Mount Hood Cultural Center and Museum in Government Camp.

On the agenda will be a vote on the adoption of the Bylaws, election of officers, fire rating issues and a report from the Road District.
