Grand Lodges Go To Auction

Skiers! Luxury units at the Grand Lodges in Government Camp are going to auction on July 24th this year. These are some of the nicest units in the area with great amenities including underground parking, covered walkways, swimming pool, and rec center. You can litereally walk to ski areas from this location.

The auction web site offers additional information. Minimum bids start at $275,000.

Mt. Hood Foreclosures

Foreclosure properties bring a unique opportunity for buyers right now in the Mt. Hood area. Interest rates are the lowest since the beginning of 2011. Choices are many and it's the perfect time to invest in mountain property.

Government Camp Looses County Funds

Lets face it, budgets are tight and Clackamas County is one large county cutting back on expenses. Locals and visitors alike have been amazed at the transformation of Government Camp from the sleepy ski town to a bustling beautifully developed environment that it is today. Streetlights, paved sidewalks, paved and plowed streets are a couple of improvements from the urban renewal district which was formed in 1989.

At the tune of around $20,000 per year, Clackamas County had arranged to keep the sidewalks cleared and streets lit for the past five years. Now, time is up and Government Camp must find a way to pay for these amenities on their own.

Incorporation failed on the May 2010 ballot so alternative actions are sought by residents on how to pay for these items. Options include a road district or a county service district. Both have their downfalls.

Meanwhile meetings are in the works on how to solve the funding issues for these improvements. More details may be found in this Oregonian article.

One of the biggest selling properties in Government Camp over the past two years have been the Collins Lake Condo Units. Recent sales have dropped to levels 10% to 20% above their original offering prices from 2004! Most of those sales were foreclosures.

Government Camp Real Estate-A Buyer's Market

The Government Camp real estate market is a total buyer's market. Here are statistics from First American Title for the past week's round up. Extended marketing times of over 400 days for most price ranges indicate a need for movement downward to sell. The most plentiful of choices come at Collin's Lake where condos are offered in the low $200,000 range. Although many of these offerings are bank foreclosures-most are located along Hwy 26 with a level of noise many buyers are not willing to accept. Difficulty in securing financing on Condo units should continue to crowd this market with additional inventory causing prices to dip further.
