Mt. Hood License Plate

Great news!

 HB 3027 establishing a specialty license plate featuring Mt. Hood has been scheduled for a public hearing! The details are included below and it’s important that we have large turnout of community support to speak on behalf of the bill.

 Where: Oregon State Capitol, 900 Court St. NE, Salem, OR 97301

 When: Monday, March 23rd at 3:00pm.

Background:

While Oregon has a few specialty license plates, none highlight the important state landmark of Mt. Hood. HB 3027 came from some constituents living in the Villages are on Mt. Hood. They stated that having a plate featuring this Oregon landmark would “…be fun, job building, and pride of place promotion for Oregon.” I was encouraged by this idea and wholeheartedly agree that it would give Oregonians enormous pride to showcase an area of our state that has helped drive the multi-billion dollar tourism industry in Oregon.

Continuing to develop the bicycle and pedestrian tourism opportunities throughout the Mt. Hood region has the potential to grow local economies and encourage job creation to support the growing industry.

Mt. Hood Real Estate Sales for February 2015

Mt. Hood real estate sales for February 2015 show that pending sales were down nearly 36% from 2014. Although last year was really a break out year for real estate all over the country as the recovery of 2012 took up speed, all news on the real estate front point to 2015 as being even a bigger year than 2014. With three times the buyers out in force this winter to purchase this year compared to last, I would expect the pending sales to be up from 2014 than down in our area. Most of that buyer demand must be for urban areas though and the majority of our buyers tend to be second home owners.

The lack of inventory is showing that some of those homes that have been for sale FOREVER are finally getting sold. February sales had an average marketing time of 236 days! This could indicate that prices have risen a bit with less inventory and some homes on the market a long time are finally at an attractive price for buyers.

Government Camp Condo Sales

2014 was the year of the Condo sales in Government Camp. Condo sales hit a total of 27 last year and 23 of those were in Government Camp. The majority sold in Collins Lake, a very popular facility with pools, hot tubs, hiking trails and easy access to Highway 26 for a quick trip to the slopes. There are six Collins Lake Condos for sale today. If Government Camp isn't the landing spot for you, several units in Welches near the Resort at the Mountain might serve your needs. 

Grand Lodges was also a hit with buyers. Five units changed hands in 2014. These luxury units are just before Collins Lake on the loop with underground parking and concierge services. Nearly all units overlook Collins Lake making a very scenic setting from the decks. Owners are also able to rent their units out through the Collins Lake office next door too. 

If you are thinking about purchasing either one, Collins Lake or Grand Lodges, taking a test drive with a rental is a great option for buyers for these units and easily done through the Collins Lake rental office. 

 

December Real Estate Sales on Mt. Hood

The multiple listing service, commonly called RMLS, has posted the sales for December 2014. December was roaring through with seventeen sales closed and an average sales price of $234,600! From all appearances, inventory that has been on the market is finally clearing out with 203 average days on market. 

Inventories are slim right now. All indications are that this year will be one of the best for sales in the past seven years as the economy picks up pace and unemployment is down. The winter activity has been the greatest I've ever seen. Buyers are out looking and our warm winter has provided exceptional access for showings. We're off to a great start this January.

Mt. Hood Sales for December 2014

To finish out the year for Mt. Hood sales, our totals for the year hit 192 sales which was about a 20% increase over 2013. December crossed the finish line with 17 closed sales including four distressed sales, two condos and three Mt. Hood National Forest cabin sales. 

Trends are continuing into 2015 with a mild winter, great access to all properties, and low interest rates!

Happy New Year!

November home sale numbers were up over October. The numbers continue to increase in total sales for the year. Here's a quick run down from RMLS on how the month of November stacked up plus year to date numbers. Sixteen sales for the month with a wide variety of home, condos and cabin sales.

Crazy Week, Crazy Weather

Mt. Hood area residents have had more than a few days of big winds, freezing temps and snow! Lets start with the big winds that knocked out power to many mountain residents, at least a 1,000 in total, with huge gusts taking down big healthy trees and doing a lot of damage throughout the area including the forest service!

Freezing temps that brought the chill of winter early put vacation home owners in a panic in getting their pipes drained down and ready for the extended cold snap!

Then a bit of snow and ice showed up to top it off. Welches has about six inches on the ground and side roads are still fairly treacherous with ice pack. School was canceled for the second time for the Welches primary and middle schools due to road conditions.

Daytime warming should take care of some of the ice today.

Sun comes to Mt. Hood

New local resident Rod Scholl tells about his power outage experience and the generator he installed when he build his new home.

Heading back to our normal fall weather will be a great relief for many. This snow opened Mt. Hood Meadows this weekend and of course, Timberline, with the Palmer ski lift, is really rocking for skiers already!

 

 

 

 

Multiple Listing Report for September 2014 for Mt. Hood Area

The RMLS statistics are in for area 153 for September 2014. Area 153 covers Government Camp, Welches, Rhododendron and Brightwood. A small percentage of the Sandy zip code 97055, can also be found in area 153. Most of those properties may be found in Sleepy Hollow, Summertime Drive, Kirkwood Drive and Cherryville Hill.

Noteworthy items in this report for September include the record breaking number of closed sales at 24, pending sales up 5.3% over this month last year, and a whopping 23 new properties hit the market.
