Eight Sales for Mt. Hood Real Estate in February 2013

It's good news for sales on Mt. Hood with eight sales closing in the month of February and they are all over the board from full time residential to Government Camp vacation homes and leased land cabins. Buyers are flocking to Mt. Hood to pick up that perfect getaway and future retirement home! This bodes well for a huge buying and selling season for 2013. Buyers and sellers need to get going before rates begin to creep up towards the end of the year.

Highway 26 ODOT Study for Rhododendron to Highway 35

ODOT, Oregon Department of Transportation, is having an open house and looking for input on hiway improvement from Rhododendron to Hwy 35. This is to improve safety along this stretch of highway. An open house will be held at the Resort at the Mountain in Welches March 14th. Details are below. A download of the hwy project study can be found here. Two of the areas for study are Map Curve and Mirror Lake curve.

Ski Bowl's Saturday Night Lights!

If you're on the mountain this holiday weekend you might enjoy the fireworks at 8:00 PM tonight at Ski Bowl in Government Camp. Ski Bowl Lights up the night sky! They may be seen from the base at Ski Bowl West, the Beer Stube and the mid way warming hut!

Fireworks are free. Hot cocoa not included.

The Government Camp Property Owners  Association and CPO will be having their annual meeting this February 8 at 7 pm. at the Mount Hood Cultural Center and Museum in Government Camp.

On the agenda will be a vote on the adoption of the Bylaws, election of officers, fire rating issues and a report from the Road District.

Glacier Haus Bistro Opens In Government Camp

Great news for Government Camp! A new restaurant, Glacier Haus Bistro, has opened in the “old” general store.  Extensive remodeling to jazz the place up and adding the winning combo of Slava and Dasa Kropacek  plus their son,  Jerry Kropacek  makes for a stellar restaurant  combo. They’ve been open for business since Novermber. The building seats 45.

The menu sounds fantastic plus they have an expresso bar and make PIZZA! Hungry ski families have their dreams answered right in downtown Government Camp on Mt. Hood. This is a welcome addition to service the many travelers and vacationers who visit the Government Camp area and visit Mt. Hood in winter and summer.

Mt. Hood area real estate statistics are in for the 2012 selling season. There are some” good news” numbers to report! The biggest is that the average sale price is up 4.4% as reported by multiple listing service. More good news: total number of sales are up 30% over 2011.

As the built up existing inventory gets sold we will eventually see more stabilization in the market and hopefully a rise in prices.

December saw a big decline of 50% pending sales compared to last year. No doubt this was because of the uncertainty of the fiscal cliff talk and the holiday shopping sprees that occupied each weekend.

Government Camp homes and condos finally broke out of its slow down for several years. Eleven condos in Government Camp closed and many single family homes went out the door with nine total.  

foreclosures are slowing nationally down to 20% of sales. Government Camp, Rhododendron, Welches and Brightwood had 28 bank owned sales and seven short sales. We’re 6% higher than the national average in distressed sales!

Continued low interest rates and plenty of inventories to purchase will make 2013 another block buster year for sales. Although qualifying and appraisals make this market challenging we are optimistic that these obstacles will be met.

Highs were close to 32 in Welches but temperatures are going to dip this evening close to 20 degrees in Welches and down in the low teens for Government Camp! Locals know what that means,,,,potential frozen water pipes. A Relaxing Winter Weekend on Mt. Hood

Happy New Year! Welcome to winter on the mountain and the end of many winter break vacations. Fortunately there is plenty of snow on the mountains and relatively easy driving conditions to get to the slopes. We are entering the time of the year for weekend warrior skiers who drive back and forth at the break of dawn and into the night to hit the slopes. Whether you’re on ski patrol or your kids are in lessons or participating in ski racing all squeeze up Highway 26 and after an hour plus of driving you finally get to your destination at Ski Bowl, Meadows or Timberline.

Just think how easy it would be to have a mountain getaway for your winter weekends instead of lining up and fighting road rage and ice all the way down the hill. Life’s short.  A crackling fire and a glass of wine with friends sound a lot better than idling in line down to Portland all weekend. The most affordable alternative is a Condo or cabin down in the Welches and Rhododendron area. These can easily be found for under $200,000. If you’re a golfer, you can even purchase a condo, on the golf course at the Resort at the Mountain for under $150,000!

If you must be closer to Mt. Hood, then Government Camp will be your destination. Occasionally, homes may be found under $350,000 but they are rare to find. Another option, Collins Lake Condos which may be had for under $300,000! Winter swimming pool and hot tubs plus your own tandem garage make these condos an easy option and you can supplement your ownership by renting them out in the summer during the high demand vacation and summer ski season.

The recent dumping of snow on Mt. Hood in Government Camp signals the beginning of horse drawn sleigh rides through the streets of Govy!  The sleigh is pulled by large Clydesdales who meander through snow covered roadways. What a treat if you’ve never had the opportunity to enjoy one of the top winter attractions in the Mt. Hood area. If your family is taking a day off from the slopes this is a great way to participate in a scenic snowy jaunt
