Mt Hood Sales for June 2014 are In

by Liz Warren

The recent numbers are in from RMLS for June 2014 on Mt. Hood. Here is the recently released chart of sales and information for the Mt. Hood area

Mt. Hood real estate sales for June 2014

June numbers are standing strong with 20 closed transactions for the month! A surprise is that pending sales in June compared to the year before at this time were down nearly 23% this month. Another surprise is the marketing time of 204 days for the properties which closed this month. Once again we are flushing out inventory and working on getting on a normal market. Different pricing points have much better inventory levels which will cause prices to stabilize and appreciate than others.

Anyone traveling along the Mt. Hood Corridor between Rhododendron and Government Camp to Bend and other East side destinations will need to be ready for delays due to the Mt. Hood Highway Safety Project slated for this summer and fall.

What are the projects?

*Blasting to widen the highway and building a retaining wall to prevent rocks from entering the highway

*Paving 8 miles of road

*A concrete barrier to the road will be installed from above Kiwanas Camp Road to the big curves at Mirror Lake.

What does this mean for locals and travelers coming in to the area?

*Potential one hour delays between 5:30 and 7:30 PM. on Monday through Thursdays while blasting occurs. There potentially will be temporary closures for the trails at Mirror Lake also during blasting. Delays may not take an entire hour. The exact times have not been determined. No work on Sundays and holidays. Work will end in November.

*Intermittent traffic delays of 20 minutes during the entire period of construction reducing the travel lanes to one lane in each direction.

*Lots of truck traffic will be on the roads hauling away the blasted rock.

For updates and additional information on the project visit the Mt. Hood Highway Safety Project site.

An online open house explaining the project in detail can be found on the ODOT site.

May Sales Surge on Mt. Hood

by Liz Warren

Record breaking sales for the month of May bring us into the strongest selling season of the year. We have 21 closed sales for the month bringing the strongest totals in many years. Pending sales are up 100% compared to May 2013. Pent up demand, screaming great interest rates and plenty of inventory is pushing sales numbers up every month. I'm forecasting a super busy summer selling season!

Mt. Hood Real Estate Sales for May 2014

Government Camp Sales Soar

by Liz Warren

Which real estate market has seen a surge in 2014? I would have to say it's the Government Camp Condo market so far this year. Since January, Government Camp has led the way in the majority of sales over $300,000 on up for the Mt. Hood area real estate market.  Out of the 23 sales so far this year over $300,000, thirteen of those sales have been in Government Camp and the majority of those are condo sales.

Leading the pack is Collins Lake of course. Equities have risen steadily with the improved market putting many sellers who purchased during the bubble back in the black so they can sell if they wish.

There were even two Grand Lodges sales so far this year with prices coming in at $495,000 and $569,000. The financing woes are over as comparable sales are plenty and the anxiety of getting condos to "comp out" for financing is gone.

Back in 2009 Government Camp only had eleven sales for the entire year! As skiers and boarders arrive for summer, and they seem to be here early with lack of snow in many areas of the country, we expect the summer market to pick up even more so we are gearing up for a big summer of sales. I expect this year to be the most sales we have seen since 2007.

Mt. Hood March Sales Are Huge!

by Liz Warren

March sales numbers are in and 15 properties closed this past month! The hot market for March was definitely  Government Camp with four Condo sales  plus two homes!.Two foreclosure properties were sold and there's only three foreclosures on the entire mountain. Two Mt. Hood National Forest leased land cabins closed and two Timberline Rim homes were purchased.

Here are the fifteen sales:

Government Camp Recent Small Earthquakes

by Liz Warren

This past weekend a series of small earthquakes have been hitting the Government Camp area with up to 30 quakes from a magnitude of .3 to the largest at 2.3 on the Richter scale. Residents have not been able to feel the quakes but scientists are paying attention because this is a new fault that they were not aware of. This fault is now on the Pacific Northwest Seismic Network list of faults to watch. This map is direct from the PNSN website showing the location of the mini-quakes.

The RMLS multiple listing service recent published the total sale numbers for February 2014 and they are rolling in at 15! Considering it's winter time with a mix of crazy freezing weather and recent monsoons, 15 sales is exceptional for this time of year. Pending sales are up 400% compared to February 2013. This should be a great year for mountain sales if we maintain this pace.
