Government Camp: Little Log Cabin New on Market

by Liz Warren

It's an often sought price range for Government Camp and this little log cabin is a gem that sits off of Camp Creek Trail and boarders the Mt. Hood National Forest. Originally built in the 1930's it is a short distance from downtown Govy yet a nice location to getaway from the buzz of downtown. Family owned for a log time too. Metal roof for easy snow load off the roof too. Just the basics at the cabin with a living room, kitchen, bedroom on the main level and a ladder to get upstairs to a double loft. Warm your toes in front of the fireplace. Pull up a log stool for the pancakes coming off the stove. Sit on your deck and enjoy the trickling river outside. Pick huckleberries in the Mt. Hood National Forest out your back door.

Offered at $235.000. Government Camp Log Cabin

by Liz Warren

Government Camp is slated for a new fire station in 2014 according to Dave Queener Senior Project Manager at Clackamas County. This will help lower rates and make emergency fires receive a quicker response time.  Construction could begin as early as spring next year. Chief Mik Eby of the Hoodland Fire District is hoping it would be operational by fall 2014. The land will be leased from the USFS for 99 years at a cost of $1.00

It's good news for sales on Mt. Hood with eight sales closing in the month of February and they are all over the board from full time residential to Government Camp vacation homes and leased land cabins. Buyers are flocking to Mt. Hood to pick up that perfect getaway and future retirement home! This bodes well for a huge buying and selling season for 2013. Glacier Haus Bistro Opens In Government Camp

by Liz Warren

Great news for Government Camp! A new restaurant, Glacier Haus Bistro, has opened in the “old” general store.  Extensive remodeling to jazz the place up and adding the winning combo of Slava and Dasa Kropacek  plus their son,  Jerry Kropacek  makes for a stellar restaurant  combo. They’ve been open for business since Novermber. The building seats 45.

The menu sounds fantastic plus they have an expresso bar and make PIZZA! Hungry ski families have their dreams answered right in downtown Government Camp on Mt. Hood. This is a welcome addition to service the many travelers and vacationers who visit the Government Camp area and visit Mt. Hood in winter and summer.

Read the story of the Kropacek’s history in the Mt. Hood area and their move from Czechoslovakia in this Oregonian article.

Mt. Hood area real estate statistics are in for the 2012 selling season. There are some” good news” numbers to report! The biggest is that the average sale price is up 4.4% as reported by multiple listing service. More good news: total number of sales are up 30% over 2011.

Mt. Hood Area Sales numbers for 2012

As the built up existing inventory gets sold we will eventually see more stabilization in the market and hopefully a rise in prices.

December saw a big decline of 50% pending sales compared to last year. No doubt this was because of the uncertainty of the fiscal cliff talk and the holiday shopping sprees that occupied each weekend.

Government Camp homes and condos finally broke out of its slow down for several years. Eleven condos in Government Camp closed and many single family homes went out the door with nine total.

foreclosures are slowing nationally down to 20% of sales. Government Camp, Rhododendron, Welches and Brightwood had 28 bank owned sales and seven short sales. We’re 6% higher than the national average in distressed sales!

Continued low interest rates and plenty of inventories to purchase will make 2013 another block buster year for sales. Although qualifying and appraisals make this market challenging we are optimistic that these obstacles will be met.
