Happy New Year!
November home sale numbers were up over October. The numbers continue to increase in total sales for the year. Here's a quick run down from RMLS on how the month of November stacked up plus year to date numbers. Sixteen sales for the month with a wide variety of home, condos and cabin sales.

Skiers came out to purchase five properties in November including three condos and two single family residential properties in Government Camp.



The next newsletter will have the year end totals for 2014.
Mt. Hood area residents have had more than a few days of big winds, freezing temps and snow! Lets start with the big winds that knocked out power to many mountain residents, at least a 1,000 in total, with huge gusts taking down big healthy trees and doing a lot of damage throughout the area including the forest service!
Freezing temps that brought the chill of winter early put vacation home owners in a panic in getting their pipes drained down and ready for the extended cold snap!
Then a bit of snow and ice showed up to top it off. Welches has about six inches on the ground and side roads are still fairly treacherous with ice pack. School was canceled for the second time for the Welches primary and middle schools due to road conditions.
Daytime warming should take care of some of the ice today.

Heading back to our normal fall weather will be a great relief for many. This snow opened Mt. Hood Meadows this weekend and of course, Timberline, with the Palmer ski lift, is really rocking for skiers already!
The RMLS statistics are in for area 153 for September 2014. Area 153 covers Government Camp, Welches, Rhododendron and Brightwood. A small percentage of the Sandy zip code 97055, can also be found in area 153. Most of those properties may be found in Sleepy Hollow, Summertime Drive, Kirkwood Drive and Cherryville Hill.

Noteworthy items in this report for September include the record breaking number of closed sales at 24, pending sales up 5.3% over this month last year, and a whopping 23 new properties hit the market.

Great news for the Mt. Hood real estate market! September rocked with the largest number of sales in YEARS for one month. 24 in total! We are well past 2013 total sales for the year with this month boosting the numbers past last year's totals.
Here's the review of what sold this past month:
2 resort at the mountain homes
4 waterfront homes (non-forest service cabins)
3 Government Camp properties
Fall has hit the mountain and leaves are falling fast. Skiers should be out and about searching for that mountain getaway to make their winter season easier and to cut that drive time down. Plenty of inventory is available for choices.




It was a hazy smoky day in Welches yesterday as the smoke settled in from the 36 Pit Fire in Estacada. This is a view of Hunchback mountain from Welches Road. Fire fighters will increase today to 800 as they battle the blaze which has consumed around 3600 acres as of this morning. The fire jumped the river and is threatening 168 homes but fortunately no structures have been lost as of yet. Good news is that we are expecting possible rain soon which will help the firefighters in their battle the rest of the week. Currently the fire is 7% contained!

It's that time of the year when cooler temperatures hit the evening and the leaves are starting to turn as fall comes to Mt. Hood. Ski season is not too far away and the choices for housing in Government Camp are minimal as we start to think about hitting the slopes this season. It's that time of the year when log home lovers and historians flock to Mt. Hood and come to see the works of local builder John Steiner. During the cabin tour you will learn about the work of this Mt. Hood artisan who build many area log cabins. Tour the cabins and meet the owners. Tour will be August 9th this year. Here are stats from RMLS showing the second quarter number of distressed sales in the Portland Metro area. The Mt. Hood area from Brightwood to Government Camp currently has six distressed sales including five bank owned properties and one short sale for a Collins Lake Condo unit.
In my opinion, several of the bank owned properties currently for sale are properties that would never receive financing in today's strict lending environment. They were likely refinanced or purchased during the bubble and now in todays' lending arena these homes have problems that will be challenging to fix or overcome. As with any foreclosure, buyer beware. No representations from the bank requires major due diligence.

The pace for number of sales continues through June with 19 closed properties! Here are the 19 sales for the month. Total sales for the first half of the year hit 94 which the mountain market hasn't seen since the bubble surge with sales topping over 300 for the year. It's the road to stabilization of the mountain market in 2014.
