Distressed Sales Decline in the Mt. Hood Area

Take a look at the RMLS statistics for distressed sales over the past quarter in all areas. Bank owned sales are just down to under 6% and short sales at under 2%! So far in 2015 the Mt. Hood real estate market has seen a total of 6 bank owned and zero short sales up to this point. In 2014 that total hit the 18 with 15 bank owned and 3 short sales. The "shadow inventory" of distressed homes is shrinking by the month and heading for historic norms.

Villages at Mt. Hood Public Meeting

The Villages at Mt. Hood Board of Directors will sponsor a public meeting to gather constructive information that will help the Mt. Hood Transportation Alliance and Clackamas County enhance the Mt. Hood Express Bus Service. We are making a very strong effort to reach out for public input, and would like your valuable input as it pertains to the Mt. Hood Express, and the service it provides to our mountain communities.

 

Please plan to attend Monday night’s meeting at 7:00 p.m.; Mt. Hood Lion’s Club; Welches, Oregon. Our vision and goals are as follows:

 

Vision

 

Enhance and sustain a transit system for the Mt. Hood and Columbia Gorge region that provides local circulation and seamless regional connections to meet current and future transportation needs of local residents and visitors to the region.

 

Goal 1: Develop financial sustainability for regional transit service.

 

Goal 2: Expand year-round travel options to enhance mobility and access to recreation areas and rural communities.

 

Goal 3: Improve transit service to relieve traffic and parking congestion and enhance safety in the Mt. Hood Corridors.

 

Goal 4: Continue to integrate schedules with regional transit services.

 

Mount Hood Transit Implementation Plan

 

Visitors travel from around the world to enjoy Mt. Hood and the surrounding forest. Most of the travel to this area by visitors is currently by private cars. The Mt. Hood Express provides bus service for communities along Highway 26, running from the City of Sandy, east to Government Camp and Timberline Lodge. This bus service provides an important connection for residents along the Highway 26 Corridor to get to work at business along the corridor or at the ski resorts, as well as access to other needed services. Clackamas County has contracted with LSC to develop a Transit Implementation Plan for the Mt. Hood Express. This plan will look at existing and future transportation needs and develop specific recommendations for service improvements and long-term funding to sustain the service.

 

Multiple opportunities will be provided for community input including public meetings, a resident and visitor survey questionnaire, and posting interim reports on this website.

Mt. Hood Forest Cabins Under $160,000

If you need a great getaway from the city that's only one hour away from Portland, there can't be a better choice than a Mt. Hood National Forest cabin. They're located in Government Camp and Rhododendron mostly and the forest is filled with 550 cabins! Although they can only be used as second homes they are often a choice for many second home buyers who want an easy accessible location from Portland. 

Keep in mind there is a yearly permit fee ranging from around $1900 to $2800 to own a cabin. The lease/permit is somewhat like CC and R's in a homeowner's association with the rules of ownership.

Mt. Hood Express bus service to hold community meetings in July

 The Mt. Hood Express bus service invites the public to attend community meetings in Sandy, Welches and Government Camp to share ideas, concerns or to learn more about the Mount Hood Transit Implementation Plan.

 Residents and visitors to the Mount Hood area are encouraged to attend one of these meetings, all held in July, and help shape the Mt. Hood Express public transportation system.

 “These public meetings are important to make sure that our transit plan considers the ideas and concerns of the public, both current and future riders,” said Jacques Livingston, Administrative Analyst with the Mt. Hood Express.

 The Mt. Hood Express bus service runs along U.S. Highway 26 between the city of Sandy and the Government Camp/Timberline areas. The service has recently expanded to seven daily trips during winter months and six daily trips the rest of the year. Additional service enhancements, including ski equipment boxes and bike trailers, provide a unique opportunity for recreational passengers visiting the region. The service is a much-needed transportation option for local residents to travel for employment, medical appointments and vital services.

Sandy Mountain Festival 2015

JULY 11th and12th!

One of the Mt. Hood areas mountain favorite events during summer is the Sandy Mountain Festival. This year marks the 43rd year of this summer festival. The local parade starts at 7:00 pm on July 9th. Horses, cars, floats, marchers, music and the 5 generation Sandy court . Plus Bear and Mountain Man will all be there too! 

Booths filled with crafts and food will open this weekend from 10-8 on Saturday and 10-6 on Sunday. Carnival rides for kids is a big feature too. The festival has live music and delicious food  at Meining Park. Over 120 local artists are participating during the festival from painters, jewelers, potters and more! 

This is a great fund raising event for this weekend!

April Closings on Mt. Hood Slide

The market conditions report in RMLS were a surprise for April with five closed sales for the month. Inventory surged in April with a whopping 31 new properties to hit the market. Although this news was a bit unnerving, there's currently 24 pending sales in line for closings so it could be a matter of the slower winter contracts in January and February that finally closed in April. I expect May and June's numbers to be substantially higher. 

Recent surges in purchases have caused longer inspection periods due to scheduling home and septic inspections. The second delay is the appraiser delays. They are backed up due to the number of buyers purchasing this spring. 

Although it's not reflected in April's closings, we will be seeing a great summer of activity this year.  I've posted the five closed sales under the RMLS chart below.

Real Estate Sales on Mt. Hood for March 2015 Summary

Recent numbers came in from RMLS for March 2015 mountain area sales.

Area 153, as defined by RMLS, compromises the Mt. Hood market and is physically a smaller area than probably most as listed in RMLS stretching from Government Camp to the Cherryville Hill area between Brightwood and Sandy. This space stretches around 30 miles as the crow flies from one end of Highway 26 to the other. 

I'm bringing this up because despite what these numbers tell us, our market is hoping and it's not really reflected in the RMLS numbers. The thirteen closed sales is consistent with the numbers we've seen through 2014 for a very strong market.

March stats were a bit surprising considering the amount of activity our office has seen. Pending sales are down nearly 40% from last year from March 2014. Marketing time is improving as inventory that had been sitting for sale a long time is moving out. Nearly a third of the current inventory came to market in March with 26 new listings! Our amazing spring like weather has led sellers to getting started early in the marketing process. We predict a very busy spring of sales.

 HB 3027 establishing a specialty license plate featuring Mt. Hood has been scheduled for a public hearing! The details are included below and it’s important that we have large turnout of community support to speak on behalf of the bill.

 When: Monday, March 23rd at 3:00pm.

Background:

While Oregon has a few specialty license plates, none highlight the important state landmark of Mt. Hood. HB 3027 came from some constituents living in the Villages are on Mt. Hood. They stated that having a plate featuring this Oregon landmark would “…be fun, job building, and pride of place promotion for Oregon.” I was encouraged by this idea and wholeheartedly agree that it would give Oregonians enormous pride to showcase an area of our state that has helped drive the multi-billion dollar tourism industry in Oregon.

Continuing to develop the bicycle and pedestrian tourism opportunities throughout the Mt. Hood region has the potential to grow local economies and encourage job creation to support the growing industry.

Mt. Hood Real Estate Sales for February 2015

Mt. Hood real estate sales for February 2015 show that pending sales were down nearly 36% from 2014. Although last year was really a break out year for real estate all over the country as the recovery of 2012 took up speed, all news on the real estate front point to 2015 as being even a bigger year than 2014. With three times the buyers out in force this winter to purchase this year compared to last, I would expect the pending sales to be up from 2014 than down in our area. Most of that buyer demand must be for urban areas though and the majority of our buyers tend to be second home owners.

The lack of inventory is showing that some of those homes that have been for sale FOREVER are finally getting sold. February sales had an average marketing time of 236 days! This could indicate that prices have risen a bit with less inventory and some homes on the market a long time are finally at an attractive price for buyers.
