Here are the sales for October on the mountain from Government Camp, Welches, Brightwood and Rhododendron. A total of 13 sales for the month brought an excellent month of activity. Believe it or not, FIVE Mt Hood National Forest cabins sold this month, the most for the entire year. Only one foreclosure in the bunch, although more are coming on the market! The balance of the properties were spread out over all four areas including one sale in Government Camp and one in Timberline Rim. I suspect November numbers will be comparable. Activity and historically record breaking interest rates present THE BEST buying opportunity in our lifetime! Make this the ultimate time to make your Mt. Hood real estate purchase!

September produced a bumper crop of sales. Although four of these properties were foreclosures, the rest were scattered throughout the area. Several were USDA loans for full time resident homes. This is a government loan like FHA except there are income restrictions and area restrictions. Our entire area qualifies for this program. Four sales were cash purchases.

Real estate sales for Mt. Hood were excellent in September with nine closings for the month. These sales were likely put together in July and August for a September closing. Here are the numbers from the multiple listing service showing year to date results for Government Camp, Welches, Brightwood, and Rhododendron.

One of the more popular Condo projects in Government Camp are the Collins Lake condo units near the heart of downtown Government Camp. Many owners love the ease of driving up to the mountain on a snowy day and pulling in to their garage, walking upstairs, and relaxing in front of the fireplace for a low maintenance, easy winter getaway at the base of Mt. Hood.
Two Collins Lake condo units have sold over the past month and a half. One was a foreclosure and the second was bank financed. Here are the details. Sales prices $168,000 for the foreclosure and $208,500 for the non-distressed sale.


Ever wonder about what percentage of total sales are foreclosures or short sales in Welches, Government Camp, Rhododendron and Brightwood? As of today there have been 69 sales on the mountain. Twenty five of those sales were REO/bank owned properties and four were completed short sales. That's a total figure of 42% of total sales.

Timberline Rim, located in Brightwood and Rhododendron, is one of the largest and more popular subdivisions in the Mt. Hood area for real estate. It sits along the Sandy River and has many amenities including a pool, which is open in the summer, tennis courts, an office, and a lodge for meetings and parties. There are even movie nights for kids and community parades. Low association fees ($175/yr.) make Timberline Rim an attractive place to live.
Looking over the past six months of mountain sales, seven properties closed in Timberline Rim. The selection of homes for sale in this subdivision is good at this time.
