Mt. Hood Area Real Estate Sales

The numbers for April 2010 have just been released from the multiple listing service. The number of sales is way up from April of 2009 when the stock market crash and losses were still fresh in everyone's mind. A whopping ten sales happened last month.

The numbers tell us pending sales are up compared to last April by 114% and pending sales year to date up 72%. This is good news because it shows action in the market! The average sale price is declining with foreclosures clouding the inventory.

The number of real estate sales in April has increased drastically over last year at this time. Of course, last year everyone was reeling over the stock market crash and trying to hang on by their fingernails.

Ten sales were racked up for the month of April! Half of those sales were foreclosures. Most of the others were second homes.

Here is the story of a seller who chased the market down, went to foreclosure and the buyer got one hec of a deal in this market. The seller first listed at $567,500 in 8/08. At the time the seller went into foreclosure the price was $474,900. The bank listed the house at $459,500 on 11/2009. The house closed in April 2010, while listed at $435,000 for $350,000! That is nearly 40% of the original list price!

Mt. Hood February Sales 2010

Multiple Listing has just released the February sales numbers for the Mt. Hood area from Government Camp, Brightwood, Rhododendron, and Welches. Number of sales are up and prices are down.

 

Our area saw eight closed sales. Pending sales are up 20% from the same momth in 2009 and 30% up year to date. This is good news. Compared to last year at this time the "number of sales" is a good indicator that 2010 should be a much better year than 2009 when we were still realing from the stock market plunge and credit tightening. Listing numbers are starting to increase. If interest rates stay near their present numbers this bodes well for a better market.

July and August pending sales proved to be substantial for the year with the biggest number of closings to date in September. It's been over a year since we have seen a monthly total of fifteen sales! Although there were  none in the over $400.000 range, there were a few in the $300,000 area. Only one forest service cabin closed after the August flurry of sales. On a very positive note, only two of the fifteen sales were bank foreclosures.

Media reports indicate the third quarter of 2009 saw the greatest number of foreclousre filings yet. We are fortunate that the numbers of foreclosures have not hit levels in other states from 50 to 80% of their entire sales numbers.

Mt. Hood Area Sales For July 2009

July Mt. Hood property sales followed the trend of the past six months with five sales closing in July. These sales were in Brightwood, Rhododendron, Government Camp and Welches.

Here are the numbers straight out of the Market Update distributed by the Portland multiple listing service.

Although there were only five sales closing in July, there was a definitive market change with buyers as we saw the middle of July and into the beginning of August. You can see this reflected in the pending sales, listed at 20. August closed sales should see the greatest number of the year. There has also been a boost in the inventory with 30 new properties to hit the market in July.

Below are the five sales in July. These are somewhat all over the place with one Condo, a manufactured home, two vacation properties and one foreclosure on the Sandy River. Two years ago that forecloser had sold for $300,000 plus but as a foreclosure it is sellilng at $180,000. There were multiple offers on this property.

Numbers for August sales should skyrocket with the number of pendings. Continued low interest rates and a huge inventory of homes make this a premium time to get that Mt. Hood property.

Mt. Hood Sales For December 2008

The numbers are in for December 2008 sales totalling five residential sales. Here's how they look below.

As you can see, one is a forest service cabin in the Mt. Hood National Forest and one is a foreclosure in Timberline Rim. Considering we had around three weeks of interesting weather, I suspect January sales to be around the same number. Although interest has picked up. Marketing times are extended to around 122 days and three of these sales exceeded 121 days on the market.

Pending sales total six with two additional lease options listed as "pendings" in multiple listings. There are a multitude of people refinancing at this time and I suspect many will pull funds to purchase investor or second homes with rates under 5%.
