New COVID-19 Eviction Law

Thursday, January 7, 2021
by Liz Warren

This information is straight from the Oregon Realtor Association Website:

HB 4401: Oregon’s New COVID-19 Eviction Law Summary and FAQs

(January 1, 2021)

House Bill 4401, which was passed December 20, 2020, extends the eviction moratorium through June 2021 and creates a $150 million compensation fund for rental property owners, as well as another $50 million for a tenant fund to be used for rent. The owner compensation fund will be available to any rental property owner who is owed back rent, though it will require forgiving 20% of the rental debt.

The bill will require tenants to sign a declaration that they have been impacted by COVID-19 in order to delay rental payments. If they do not sign, they may be evicted with 10 days’ notice.

Mt. Hood Real Estate Sales for November 2020

Saturday, December 12, 2020
by Liz Warren

Latest Mt.Hood sales statistics are out directly from the multiple listing service for November 2020. Twenty properties closed in November and this number should slow down over winter due to only eleven homes and condos currently for sale. The average sales price continues to creep up to $392,700 for the month. Average sales price change is nearly 10% over last year! Pending sales are down nearly 6% from last year. That's a surprise since we don't have any inventory I would think that number would be substantially higher.

As we head into our winter market. Demand is still skyrocketing with the greatest sellers market the mountain has ever seen.
