If you are traveling along Highway 26 on the West end of Sandy you can't miss the incredible Veteran Traveling Memorial with hundreds of flags flying in the wind. The Field of Honor memorial is run by the Veterans of Oregon. Each flag has the name of a vet who has served and each flag has flown over our nations Capitol. The Memorial travels all over the state and we are fortunate that Sandy has the honor of the traveling display this Memorial Day weekend.

The Portland Metro area inventory is at a five year low according to the multiple listing service. Month supply of home for April was 4.7 months. This is the buzz about "listing inventory" shortage in Portland. Take a look at Grant and Wallowa County though with over three years of inventory to sell. Yikes!
Mt. Hood Area inventory of residential homes are at a 13 month level. Lots of inventory to choose from and to take advantage of these historically low interest rates!
Market Action, from multiple listing service, has just recently released their report on activity for the month of April. Compared to last year for the month, pending sales are up 75% and year to date up nearly 78% from 2011 during this time frame. As all reports from the media are telling us, sales are up in numbers. You can also see from the stats, year to date the average sales price is down by nearly 7% from last year. Summer is just around the corner, which is typically some of our busiest sales time of the year.
The recent Market Action from the Portland metro real estate service has shown that the number of sales for the year is holding steady. For the third month in a row sales are in double digits for the mountain! April saw 10 total sales for the month. The biggest surprise is that half of these sales were condos.

Mt. Hood area inventory of foreclosures sits at five. These are typically priced between 23 and 15% under current market values bringing instant equity to an owner. Eight of today's pending sales are foreclosures. Wow, this is the perfect time to pick up that second home before interest rates head up!

Every wonder about how much "shadow inventory" is on our mountain? Realty Trac, who tracts foreclosures nationally, says Oregon has 19 months of bank owned inventory that has not hit the market. Nationally the number is closer to 16 months. A recent article on Oregon Live, the Oregonian paper on line, presents an interactive map of the greater Portland area by zip code with numbers of foreclosures.
