This is one of the nicest homes I've seen hit the market in Government Camp. There is so much to this well thought out home that there isn't enough room to cover it. Nearly brand new, this nearly 4,000 square foot Mt. Hood custom built home has four bedrooms, four and a half baths and is completely surrounded by greenway in the prestigious Alpenglade subdivision. There are two master bedrooms on the main level which have sliding glass doors out to a wooded setting on a huge covered deck complete with hot tub. Watch the snow fall while you're relaxing after a day on the slopes.

Alpenglade Custom Cedar Home             Mt. Hood Ski Home for Sale

I love the great room which has massive vaulted cedar ceilings and a wall of windows bringing in natural light. A cozy fireplace, a breakfast bar surrounding the island of the kitchen, a huge covered deck off the living room-perfect for summer barbecues, makes this the perfect home for entertaining and large groups of friends and family after a day at the slopes of near by ski areas.

Kids can watch movies in the family room or hit ping pong balls in the game room tucked away downstairs. Lots of storage throughout the home for mountain play gear. A huge three car tandem garage with heated floors, a fan for ski tune ups and hot and cold water faucets.

It's energy tight with many features including ICF, Insulated Concrete Form construction on exterior walls. Vinyl double pane windows, extra foam insulation in the attic, and a boiler and heat exchange system. Radiant zonal heat is in the floors and the garage.

The kitchen is a dream. Open to the dining and living room area, there is a massive island with a huge breakfast bar and granite counter tops throughout the entire kitchen. Two ovens, two dishwashers, a wine bar, a wine frig and wet bar sink, tons of prep area, stainless steel appliances, gas stove  and cherry cabinetry.

Take a tour of this fantastic Mt. Hood Alpenglade home!

Now that the cooler weather of fall is upon us, the first frost is on it's way,  and the leaves are coming down like crazy in my yard, it's obvious winter will soon be on it's way.  Rumor has it we are in another La Nina year! What does that mean for locals in Government  Camp, Welches, Brightwood and Rhododendron? Get the firewood in and the soup on the stove.

Here is a great run down of what La Nina means to locals and Portland folk who visit the mountain.

Foreclosure properties bring a unique opportunity for buyers right now in the Mt. Hood area. Interest rates are the lowest since the beginning of 2011. Choices are many and it's the perfect time to invest in mountain property.

Here is how Oregon stacks up in the first quarter with foreclosure sales compared to Washington, California and the entire US. These numbers are from RealtyTrac.

Government Camp Looses County Funds

by Liz Warren

Lets face it, budgets are tight and Clackamas County is one large county cutting back on expenses. Locals and visitors alike have been amazed at the transformation of Government Camp from the sleepy ski town to a bustling beautifully developed environment that it is today. Streetlights, paved sidewalks, paved and plowed streets are a couple of improvements from the urban renewal district which was formed in 1989.

At the tune of around $20,000 per year, Clackamas County had arranged to keep the sidewalks cleared and streets lit for the past five years. Now, time is up and Government Camp must find a way to pay for these amenities on their own.

Incorporation failed on the May 2010 ballot so alternative actions are sought by residents on how to pay for these items. Options include a road district or a county service district. Both have their downfalls.

Meanwhile meetings are in the works on how to solve the funding issues for these improvements. More details may be found in this Oregonian article.

Government Camp Foreclosures

by Liz Warren

One of the biggest selling properties in Government Camp over the past two years have been the Collins Lake Condo Units. Recent sales have dropped to levels 10% to 20% above their original offering prices from 2004! Most of those sales were foreclosures.

Here are two  foreclosures on the market today at Collins Lake:

Government Camp foreclosures

Today's foreclosures typically represent a 30-40% discount off today's current market value. If you are a skier and are looking for an affordable place to park your head during ski season, this might be the ticket. Government Camp's location at the base of Mt. Hood makes for quick access to Ski Bowl, Timberline and Mt. Hood Meadows with a short drive on weekends!
