Mt. Hood Foreclosures-Facing Foreclosure? Read This

by Liz Warren

If you are facing a Mt. Hood foreclosure you may want to pay attention to this recent article in the Oregonian concerning a delay of many foreclosures going to court. This could delay your foreclosure for a while and as the court reviews these cases, some of our Oregon laws could make you liable for the difference in what you owe to the lender and what your home actually sells for.

This article highlights what happened to a Sandy real estate agent who was in the midst of packing for her foreclosure date.

How did this happen? Well, last year Federal judges started blocking foreclosures because the lenders did not follow procedures properly. If your mortgage was sold many times (and most have- through MERS*) the requirement is that each sale of that mortgage is to be recorded in the County that the sale takes place. MERS eliminated that "recording" process and these Federal judges are calling that process invalid because they did not follow the law's requirements.

Call your lender and be sure of the dates for foreclosure because you may be premature in your move out of your home.

*What is MERS and what does it mean to me in an Oregon foreclosure?

Come to the Mt. Hood this weekend and enjoy the Mt. Hood Huckleberry Festival and Barlow Trail Days. This three day event has been a mountain tradition for many years. This local family event celebrates the history of the Oregon Trail and Native American History.

The event takes place at Mt Hood Village, 65000 East Highway 26 near Brightwood.

Here's a great Mt. Hood vacation getaway for skiers that's VERY affordable. Located in the pristine Mt. Hood National Forest it sits in a prime location near Rhododendron and it's only an hour away from Portland. Listen to the Zig Zag River from your front deck and let your cares slip away in your Mt. Hood cabin.

This cozy A-Frame features a toe warming wood stove, a loft upstairs for sleeping and a bonus room down that could be another bedroom. The kitchen is open to the living room area. There's a back deck too for enjoying the surrounding firs and wildlife. Lots of wood and big beams make a warm setting in your living room area. Big windows face out to the forest.

Skiers will love the convenience of a short 20 minute drive to the slopes. With the Mt. Hood National Forest out your back door there are tons of hiking trails to take advantage of. It's a short walk to either the Zig Zag River or Still Creek

Asking $100,000

Hood to Coast Relay This Friday!

by Liz Warren

Are we ready for this Friday? As a local resident who has witnessed 30 Hood to Coast relays passing through our area, the radar goes up for this event each year and the mass of vans, wacky people, and chaos it brings to our stretch of Hiway 26 from Timberline Lodge to Sandy.

This is the 30th anniversary of the run! 15,000 runners run 200 miles from Timberline Lodge in Government Camp to Seaside at the Oregon Coast. This is the largest relay event in the world as far as numbers of participants including walkers and high school groups totaling 21,000!

The very first Hood to Coast Relay was in 1982 and had eight teams that ran from Timberline to Kiwanda at Pacific City, South of Seaside.

The charity of choice is the American Cancer Society.

Check out details on this official web site.

Please be careful and watch for runners and vehicles on the road!

Mt. Hood Real Estate Sales from Market Action-RMLS

by Liz Warren

Here is a recent chart of activity comparing last year to this year in our Mt. Hood real estate area from Government Camp, Welches, Brightwood, and Rhododendron. This is direct from RMLS reflecting activity in July 2011.

Mt. Hood Real Estate Sales for July 2011 from RMLS

Comparing 2010 to 2011 pending sales are down 45%. Our average sale price, year to date, is down 11.1%. This figure doesn't give much of an indicator though due to so little data. Closed sales by the end of July for the mountain hit 49. This is really surprising considering the incredible interest rates available. Now is the time to buy on the mountain with plenty of inventory and excellent rates for great affordability.

INSPIRATION FOR TODAY:

"A single thorn of experience is worth a whole wilderness of warning."
- Unknown

THESE SHOES ARE MADE FOR WALKING!!

Remember one of the ancient sayings from your first-grade teacher? It went something like this: "We learn to do by doing." So . . . from "Chicken Soup" comes this story by John Holt:

"Not many years ago I began playing the cello. Most people would say that what I am doing is 'learning to play' the cello. But these words carry into our minds the strange idea that there exist two very different processes: 1) learning to play the cello; and 2) playing the cello. They imply that I will do the first until I have completed it, at which point I will stop the first process and begin the second. In short, I will go on 'learning to play' until I have 'learned to play' and then I will begin to play. Of course, this is nonsense. There are not two processes, but one. We learn to do something by doing it. There is no other way."

How do we learn to swim? Do we get the basics in a classroom, taught to us on a chalkboard, and then hit the pool like Mark Spitz or Esther Williams? How about riding a bike? Do we study the laws of physics, the effects of gravitational pull, or other Einstein-like theories, and then launch ourselves into the top spot in the "Tour de France?" No - we just fall down and scrape our knees a lot.

Want to add new direction to your life? Begin walking in that direction. Put one foot in front of the other. In other words, "Just do it!" It all begins with your imagination harnessing the power of your mind and the energy of your body. Once you choose a new role for your life, don't learn the part - act the part. One other thing - don't let that "single thorn of experience" deter you!
