Timberline Rim Home Sales are Up in 2014

One of the more popular areas in the Mt. Hood area is Timberline Rim a subdivision that wraps around the Sandy River in Rhododendron and Brightwood. After going through many foreclosures after the last couple of years, the area has stabilized and equities increased allowing the foreclosures to diminish to a trickle and owners who have been waiting to sell have seized their opportunities. The low HOA of $200 per year make Timberline Rim an attractive alternative to other options in the area. Amenities include a swimming pool open during summer months, tennis court, hoops for basketball, a lodge for meetings and movies, foosball table and pool table too. Common areas bring access to all residents for easy access to the Sandy River. 

The proximity to hiking in the Mt. Hood National Forest, mountain biking at the Sandy Basin Park located just down the road are excellent easy access recreational opportunities. Near by is a 27 hole golf course at the Resort at the Mountain and don't forget year round skiing about a half hour away at Timberline Lodge!

Timberline Rim Sales Are Up

Timberline Rim is a subdivision located along the Sandy River. It strides the river with a small portion on the South side of the Sandy River and the majority of the subdivision on the North side of the river. Since the real estate bubble burst sales had slumped in the Timberline Rim development.

The "Rim" as it's know locally, is one of the more popular areas on the mountain. Primary and second home owners enjoy the amenities of the swimming pool in the summer, paved streets, a lodge, and the convenience of community water and sewer. The Rim has some of the most affordable home owner's association dues on the mountain. Sales have picked up over the past year with seventeen homes closing! Only three of those sales were bank owned properties and one short sale. This bodes well for 2014 real estate in this area. There are currently sixteen homes for sale in the Timberline Rim subdivision near Brighwood and Rhododendron. The lower end starts at $183,000 and the high end sits at $322,000.

The past six months has seen a total of nine sales. All are $240,000 and under. Several were foreclosures. Here are the sales over the past six months:

Timberline Rim is one of the most populated and popular subdivisions on the mountain. It's a great place to live with low association fees and many amenities. It's located right along the Sandy River with access to trails, picnic areas, a swimming pool, tennis courts plus a recently updated lodge and business office.

Originally developed in the late 60's it is nearly completely built to full capacity. Paved roads with sewer and water make this a low maintenance living location. Homes range anywhere between $180,000 to over $500,000.
