The multiple listing service has just released the year to date chart for Mt. Hood home sales for January 2012. A recent Mt. Hood blog post showed a total of four sales for the month. From this same time last year pending sales are down around 16.7%. Don't be deceived by the average sale price for home sales in the Mt.Hood area, the data makes this an unusually high number in my opinion.
Mt. Hood real estate sales for June 2010 hit a whopping 15 sales. Here is the most recent chart from NAR-National Association of Realtors showing national sales for the month of June 2010. Is the Mt. Hood area bucking a national trend?
Look at the number of sales in 05 and 06 compared to today's figures. As a general statement, the mountain sales have probably declined in numbers by two thirds at the height of the market in 05-06.
The numbers were just released today in the multiple listing market stats for the month of March. There were a total of four closed sales for March. Heres how the numbers in the report look:
Days on market are hitting an average of 138 days but more importantly, pending sales, year to date, are down around 55%. As inventory increases with more motivated sellers who need to sell we may see even more prices softening than we've seen.
