Average Sale Price increases in 2018 on Mt. Hood

A lack of inventory has driven sales prices up over the past year and here are the current numbers for January. Active listings sit at 44.  Pending sales comparing this January to last January are up 40%! Of course, that could have been due to the crazy January deep freeze we experienced. 

As inventory decreases our median and average pricing points have gone up. Medium price currently sits at $312,000. Last year we sat at $264,800 and in 2016 it was a lowly $235,300. 

Once spring hits we'll know how this will play out and if we'll have some homes to sell. Many buyers are making their land purchases for future development with such a low home supply. If we had some new homes to sell they would fly off the shelf. 

We have a major need for any and all types of homes and cabins so if you're thinking about it, now is the time to get things going!

The multiple listing statistics are out for January 2017. Inventory is unbelievably low right now with only 45 active listings. Likely, most of the eighteen sales for the month were cumulative from October, November and December pending sales. You can tell inventory is low with the average sales price climbing to $307,600.

Homes under $300,000 are in highest demand frequently having multiple offers on the table. Buyers are out to find their dream home before interest rates start to move up this year cutting into affordability. Here are the projections from MBA, NAR and Fannie Mae.

Sellers should consider getting their homes on the market today with minimal competition right now. As we head towards spring, the majority of sellers will place their home on the market in April, May and June creating more competition!

 

 

Mt. Hood Real Estate Sales for January 2012

The multiple listing service has just released the year to date chart for Mt. Hood home sales for January 2012. A recent Mt. Hood blog post showed a total of four sales for the month. From this same time last year pending sales are down around 16.7%. Don't be deceived by the average sale price for home sales in the Mt.Hood area, the data makes this an unusually high number in my opinion.

January 2012 numbers for the Mt. Hood real estate sales have just come in. After a booming fourth quarter in 2011 it looks like we've dropped down substantially in number of closed sales. The first two listed sales are Mt. Hood foreclosures. The third sale located in Brightwood on the Salmon River closed at $195,000 with an original listed price of $275,000 in 11/2010. This cabin had a premium location with a full view of the river. The last property listed was new construction in Government Camp. Anyone who has tried to obtain a new construction loan knows how difficult that process is to get through. Although marketed as a spec home in Government Camp, this property was custom finished to the buyer's tastes.

The majority of the homes in the $500,000 plus price range in Government Camp are not brand new but 10-20 years old. See the current selection of Government Camp homes for sale. foreclosures make up nearly a third of currently pending sales in the Mt. Hood area. Investors are swooping in to purchase in Government Camp-mostly Collins Lake condos, Welches and Rhododendron.
