October Mountain Sales Hit 18 for 2016

The numbers are still up for October 2016 sales on Mt. Hood. Despite huge obstacles in appraisal delays, which are causing many closings to take 60-90 days, more than likely these sales started in August and were just now coming to completion! 

Sales were scattered throughout all property types and areas. A couple of leased land cabins closed, two Mt. Hood RV Village units closed (Mobile homes with rental spaces), a couple of Timberline Rim and Twinberry Loop homes, plus three Government Camp properties including two chalets over $500,000 and one Collins Lake Condo unit. Buyers are still taking a great advantage of low interest rates that are starting to creep upwards.

A Relaxing Winter Weekend on Mt. Hood

Happy New Year! Welcome to winter on the mountain and the end of many winter break vacations. Fortunately there is plenty of snow on the mountains and relatively easy driving conditions to get to the slopes. We are entering the time of the year for weekend warrior skiers who drive back and forth at the break of dawn and into the night to hit the slopes. Whether you’re on ski patrol or your kids are in lessons or participating in ski racing all squeeze up Highway 26 and after an hour plus of driving you finally get to your destination at Ski Bowl, Meadows or Timberline.

Just think how easy it would be to have a mountain getaway for your winter weekends instead of lining up and fighting road rage and ice all the way down the hill. Life’s short.  A crackling fire and a glass of wine with friends sound a lot better than idling in line down to Portland all weekend. The most affordable alternative is a Condo or cabin down in the Welches and Rhododendron area. These can easily be found for under $200,000. If you’re a golfer, you can even purchase a condo, on the golf course at the Resort at the Mountain for under $150,000!

If you must be closer to Mt. Hood, then Government Camp will be your destination. Occasionally, homes may be found under $350,000 but they are rare to find. Another option, Collins Lake Condos which may be had for under $300,000! Winter swimming pool and hot tubs plus your own tandem garage make these condos an easy option and you can supplement your ownership by renting them out in the summer during the high demand vacation and summer ski season.

Two recent Condo sales in Government Camp's Collins Lake are showing prices may be stabilizing a bit. Recent foreclosure sales dipped as low as $158,000 over the past year but two recent sales this past couple of week show there's demand. The last foreclosure listed received multiple offers (final price was $225,000)  for the interior end unit. Both were financed with conventional loans with sales prices of $225,000 and $280,000!

Government Camp Real Estate-A Buyer's Market

The Government Camp real estate market is a total buyer's market. Here are statistics from First American Title for the past week's round up. Extended marketing times of over 400 days for most price ranges indicate a need for movement downward to sell. The most plentiful of choices come at Collin's Lake where condos are offered in the low $200,000 range. Although many of these offerings are bank foreclosures-most are located along Hwy 26 with a level of noise many buyers are not willing to accept. Difficulty in securing financing on Condo units should continue to crowd this market with additional inventory causing prices to dip further.
